What is an Inspection?

A Inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home inspections are performed by a  licensed Home Inspector, and is focused on safety and function of the house & components

Home Inspections

A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. On average, a single-family home inspection usually takes 2-4 hours to complete, though this is heavily dependent on the of the size and condition of the home. After the inspection process, the inspector will send the client an inspection report (normally within 24 hours) that covers their findings, complete with pictures, analysis and recommendations. 

Condo Inspections

Condo inspection is typically an inspection of the interior of the unit, as the exterior is normally the responsibility of the hoa.

Wind Mitigation

This  inspection helps identify the strengths and weaknesses throughout your home that relate to high wind storms, such as Hurricanes. If you home meets certain building criteria, which could reduce risk of damage  your home, you may qualify for a discounts on homeowners insurance.

4 Point Inspection

Citizen's Roof Inspection

A 4-Point Inspection consist of 4 main components:  Roof,PlumbingElectrical and Heating/Cooling (HVAC)

Often insurance companies require this inspection prior to issuing insurance on house that are older (typically 30yrs or older, but varies from company to company)

This is not as comprehensive as a home inspection, Four Point Inspection focuses on these 4 areas, and whether any of these have had updates.

Roofs older than 25 years (shingle or other type) or 50 years (tile, slate, clay, concrete, or metal) require documentation showing at least three years remaining useful life. A Florida-licensed inspector must conduct an inspection of the roof to check for any visible signs of damage or deterioration. When a roof has less than three years of remaining useful life, the homeowner must provide proof of a full-roof replacement to the inspector before any policy is written on the home. The inspector will complete a Roof Inspection Form verifying the roof is in good condition
